The Affordable Housing Fund provides federal financing to increase the supply of affordable and community housing across Canada. Funding is delivered through repayable loans, forgivable loans, and contributions for certain sub-streams.
The Fund currently supports new construction projects through two active sub-streams:
New Construction – Community Housing
Supports affordable, mixed-income and mixed-use rental housing
Combines repayable loans and forgivable loans
Projects must meet affordability, energy efficiency and accessibility outcomes
Requires support from another level of government (financial or endorsement letter)
New Construction – Rapid Housing
$963 million over five years to add approximately 2,400 beds or units
Focus on shelters, transitional housing and supportive housing for those in greatest need
May fund up to 100% of eligible capital costs
Contributions and forgivable loans available
Ongoing operations and maintenance costs are not covered
Project requirements
Minimum of 5 units or beds; residential use is primary
Must demonstrate financial viability, affordability, energy efficiency and accessibility
Rapid Housing projects must show secured or planned funding for operations and maintenance
Priority given to:
Shovel-ready projects
Projects near services and transit
Rural, Northern and Indigenous-led projects
Projects with collaboration and confirmed financial partners
